Thriving Communities Fund (TCF) pools philanthropic capital to provide patient, low-cost loans and other recoverable investments for community ownership and stewardship. Our primary focus is community-owned real estate and place-based businesses that build lasting assets, local wealth, and wellbeing. We support approaches that keep assets rooted locally, protect community benefit over time, and give residents, workers, Tribal Nations, and other community stakeholders a meaningful role in ownership and governance. By providing primarily 0% loans and seeking to preserve and recover principal, we aim to make ownership more attainable while recycling charitable dollars into future projects. Our vision is thriving communities where ownership creates lasting opportunity, local control, and shared prosperity.
